das is used only together with a person, animal thing etc. meant in the meaning of which, dass is used when it is a clause, just like because and such.

The house (WHICH) I see - das Haus, das ich sehe
I believe that the house I once saw has been pulled down [I cannot see the house anymore BECAUSE it has been pulled down] - Ich glaube, dass das Haus, das ich einst sah, abgerissen wurde.
